Below CTHA documents govern members' actions and decisions, to preserve the nature and character of our community; and to protect property values and the appeal of our neighborhood. The guidance, rules and regulations in these documents apply to all homeowners and renters.

Declaration of Covenants and Restrictions

This legal document lays out the guidelines for our planned community. The document and any amendments are recorded in the Fulton County, Georgia real estate records and are legally binding.

It is incorporated by reference into the deeds of every CTHA property and sets out rules and regulations pertaining to those properties, defining restrictive covenants.

Rules & Regulations

The R&Rs, in addition to the Association Covenants and Restrictions governing document, detail community-wide rules and regulations applicable to all residents. These include, but are not limited to, pet regulations, rental guidelines, parking restrictions, home exterior and back yard maintenance standards.

Bylaws

Bylaws describe how the Association is run, set out voting rights and procedures, and contain rules for such things as how to call a meeting and how often meetings must be held. The bylaws also describe the Association's rights and responsibilities.
