Rules & Regulations ("R&Rs") are applicable to both homeowners and renters, all residents and their guests.  Please acquaint yourself with the full R&R document - you'll find it provides valuable information, supporting our community.   A few key aspects are listed below.

  • Pet Regulations:  A pet friendly neighborhood, these regulations help ensure pets are handled in a manner respectful to the community.  The regulations range from adhering to Fulton County Animal Control ordinances, to removal of waste to, noise nuisance.   View the R&R document for details.

  • Rental Guidelines:   Property owners choosing to rent out a home must notify the Association property management company.   The easy online "Landlord-Tenant Form" on this website simplifies that process.  Even more important, owners must provide the CTHA governing documents including the "Rules & Regulations" to their renters.  If tenants fail to follow the governing documents, the homeowner can face penalties.   View further details on the "Non-resident Homeowners" page of this website.

  • Maintenance Standards:  Homeowners are required to maintain the curb appeal of their home.  Neglecting routine maintenance is not acceptable as it affects the aesthetics of our neighborhood -- unkept areas could in turn bring down the perceived value of living in the area.  CTHA homeowner's are responsible for maintaining their property and meeting the CTHA maintenance standards.

  • Parking: These rules regulate which vehicles are permitted, what may be done with them, speed regulations and parking stipulations.
